Applying for a Property

How can I apply to rent a property through Award Group Real Estate?

All rental applications must be submitted via the 2Apply system. If you do not have a 2Apply account, we encourage you to set one up by clicking here

When applying to lease a property, who needs to submit an application?

As a general rule, anyone over the age of 18 who will be listing the property as their primary place of residence and will be financially contributing to the household rental expenses or responsible for the care of minors or dependents living in the home should submit a full application.

Do I need to submit my application with a start date matching the properties available date?

No, this is not a requirement, however, it is likely that the property will not be ready for a new tenancy to start prior to the available date and if your start date is to far after the proposed available date, this may effect your chances of securing the property.

How long does the application process take?

Most applications are processed within 24–72 hours, depending on reference checks and application volume. We encourage you to provide all necessary documents in the application, specifically your rental ledger and payslips to help fasten the screening process.

Can I apply without inspecting the property?

You can apply before inspecting, however, we do not approve any applications until you have inspected. View our properties to apply through 2Apply by clicking here


Securing a Property

If I am advised that my application has been approved, what do I need to do to secure the property?

A member of the Award Group Real Estate Property Management team will send you an email to confirm the conditions of your approved application. In order to secure the property, you will need to pay a deposit equal to 1 weeks rent that day in order to secure the property. This will hold the property in your favor for 7 days.

What other payments will I need to make before I can move in?

Prior to the collection of keys, you will be required to have paid 2 weeks rent in advance and to lodge your bond with the NSW Rental Bond Board. The bond will be equal to 4 weeks rent.

When and how do I sign the residential tenancy agreement/Lease?

Once the in-going inspection report has been completed by the property manager looking after the property, a residential tenancy agreement complete with the applicants details and lease conditions will be sent via Docusign for review and execution. Once all parties have signed the lease agreement, you will be provided with copy via email that you can download for your records.


Moving In

When can I collect the keys?

The earliest date the keys will be able to be collected is your lease start date. Keys can only be handed over once a total of two weeks’ rent has been paid into our trust account, the bond is lodged, and the lease is fully signed by all parties.

Do i need to connect utilities?

Yes, tenants are responsible for connecting electricity, gas, internet, and other services unless otherwise advised. Once you have secured the property, our recommended utility connector, Move me in will be in touch.

How do I complete and return the in-going inspection report?

The primary tenant will receive an email from our reporting provider, Inspection Express at the time the lease is issued for execution. The email will provide a link to an interactive reporting system where you will have an opportunity to review our in-going inspection report and make your own comments, add photos and to respond to the report. You will have 7 days to complete your response to the report. We encourage you to complete your response prior to moving in where possible as it will be easier to do this prior to moving in.

During Your Tenancy

How often and how do I pay my rent?

All tenancy agreements with Award Group Real Estate will identify rent as weekly and will provide the BSB & Account number for our Rental Trust account. We do not accept payments made via cheque, cash or credit card.

All rent payment should be made using your unique payment reference shown in your lease agreement, this is shown as your mobile number followed by no less than the first 3 letters of your last name. Eg 0412345678SMITH

We encourage that payments are made in weekly increments as our system will receipt rent in weekly blocks. As an example, if your rent is $700pw and you make a payment of $1,000 – our system will record your payment as 1 weeks rent plus a part payment of $300. If you prefer to pay your rent in advance, we encourage you do to this in weekly patterns such a fortnightly or every four (4) weeks rather than monthly to minimize part payments.

Once rent or tenant invoice payments are receipted, you will receive an automated email confirming your payment and this will confirm your new paid to date.

Please note that we DO NOT offer a direct debit payment system and encourage tenants where possible to set up automated recurring payments using their internet banking to ensure their rent is always paid on time.

Will I need to pay for water usage?

This will depend on the conditions outlined in your lease agreement as not all properties are separately metered for water usage. Landlords who wish to charge their tenants for water usage must ensure their properties have certified water saving devices prior to the commencement of each new tenancy.

How often will routine inspections be carried out at the property once I move in?

It is our standard procedure to carry out our first routine inspection around the 3 month mark of all new tenancies with inspections to be carried out every 6 months moving forward. Please not that this is only a guide and under legislation, up to 4 inspections may be carried out in any 12 month period with 7 days written notice.

What if I would like to get a pet after I have already moved into the property?

You will need to notify your property manager in writing that you would like to have a pet at the property, your property manager will provide you with a standardized NSW Fair Trading pet application form that you will need to complete and send back to your agent. The landlord will then have 21 days notice to formally respond to your request for a pet.

How often can my rent be increased?

In NSW, rents can only be increased once a year. If your rent will be increased, you will be provided with no less than 60 days.

What will happen if I get behind on my rental payment?

Daily arrears noticed will be provided and if your arrears surpasses 14 days, your tenancy agreement may be terminated due to the non-payment of rent. If you are experiencing financial difficulties, we encourage you to make contact with your property manager as soon as possible to advise them of the situation. Please note that all rental arrears will appear on your tenancy ledger and this may impact your ability to secure future tenancies


Ending Your Tenancy

How much notice must I provide if I wish to vacate the property?

If you decide to vacate your property during a fixed term period, there is no legal notice period however break fees will apply. Break fees are calculated based on the remaining period on your lease agreement and are based on quarters. If you were to break your lease in the first quarter, there would be a 4 week break fees, the second quarter would have a 3 week break fee, the third quarter would be a 2 week break fee and the final or fourth quarter would be a 1 week break fee.

If you decide to vacate your property at the end of your fixed term, you must provide no less than 14 days written notice.

If you decide to vacate your property during a periodic tenancy, this is where you are no longer in a fixed term agreement, you must provide 21 days written notice.

How do I give notice to vacate?

Notice must be provided in writing to your Property Manager.

What needs to be done before i move out?

Once you alert your Property Manager your notice to vacate, a receipt of confirmation will be sent to you outlining your rent owing to your vacate date, a cleaning checklist and tips for vacating and a link to help you disconnect your services.

What is a outgoing inspection?

An outgoing inspection is conducted by your Property Manager once you have handed possession back of the property, to compare the condition of the property against its original report from before you moved in.

How is my bond returned?

If the outgoing condition report is within satisfaction, your bond will be issued by your Property Manager through Rental Bonds Online.
