With the idea of minimising debt or living debt free with money to spare, we have compared a number of our recent sales to properties recently sold on the North and/or South coast of Sydney.

Example 1.

1 Bedroom unit in West Ryde Vs 3 bedroom house in Blue Haven (Central Coast)

We recently sold 7/4 Gaza Road, West Ryde for $443,000. This first floor, 1 bedroom unit was considered large for the area and its kind. It had an internal laundry and was only minutes’ walk from the Train Station. The property would attract around approximately ~$380 – $400pw in the current rental market.

8 Nymboida Court, Blue Haven was recently sold by Matthew Hutchinson of Wiseberry Heritage – Gorokan for $445,000. Blue Haven is within ~30 minutes’ Drive of Gosford, an ~hour from Sydney and about ~10-15 minutes from local beaches. Offering 3 bedrooms, 1 bathroom and a single lock up garage, the property looks like it would make a great first home or an easy care investment property.

Example 2.

3 bedroom house in Dundas Valley Vs 4 bedroom house in Batehaven (South Coast)

We recently sold 60 Supply Street, Dundas Valley for $860,000. This renovated, yet modest 3-bedroom home attracted many first home buyers and those looking to upsize from a unit/apartment whilst trying to stick within the $800,000 – $900,000 price range. The home was located within walking distance of the local primary school and bus transport to Carlingford, West Ryde and Eastwood.

26 Ocean Road, Batehaven was recently sold by Kate Quinlivan of Raine & Horne Batemans Bay for $810,000. Kate goes on to say that home was located in one of Batehaven’s most sought after pockets and that the home offered stunning ocean views. The 2 storey home offers 4 bedrooms, 2 bathrooms, a double lock up garage, an in-ground swimming pool and was less than ~750m to the local beach.

Example 3.

5 Bedroom house in Baulkham Hills Vs 3 bedroom house in Ballina (North Coast)

We recently sold 2A Cook Street, Baulkham Hills for $1,500,000. This architecturally designed 5-bedroom home offered 4 bathrooms, a double lock up garage and sat on just shy of ~800sqm of land. The features of this home put it in high demand with only its positioning on the corner of a busy, main arterial road (Windsor Road) holding it back from appealing to all buyers.

80 Norton Street, Ballina is noted as being a charming federation home opposite North Creek and built in the circa 1800’s. The 3 bedroom home was sold in November 2018 for $1,500,000 by Glenn Mills of McGrath Estate Agents Ballina.
