Here are some of the key reason you may wish to have a free market appraisal conducted on your home or investment property;
You may be considering up-sizing or downsizing
You may be looking to free up equity in an investment property
You may be the executor of an estate that needs to be sold
A relationship breakdown may mean that a property settlement needs to made by one party and a written appraisal from a real estate agent may be required for the family court
You may be considering a knock down and re-build, or a large renovation and you wish to know the potential market value of the property prior to the commencement of any works
What will I receive once the free market appraisal has been carried out?
After inspecting your property, our team will compile a report of recently sold properties with similar features to that of your home. We may also make notes as to how these properties differ from that of your property – as this may positively or negatively impact the comparison.
We will offer feedback on how your property could be renovated or styled to maximise buyer interest/demand, should the property go to market.
We will best identify any potential issues we could see arise during the sale. These could include legislative requirements such as ‘loose fill asbestos insulation’ disclosures and pool compliance requirements.
If you are thinking about selling and would like to know about fees and charges, we can provide you with a written quote which includes our selling fee or selling fee structure and marketing expenses – we can also include a written and recommended time frame.
Upon request we can supply you with a draft selling agreement and consumer guide.
Upon request we can supply contact details for testimonials from recent sellers who have used the services of Award Group Real Estate.
Following our initial appraisal, we can keep you updated should the market value of your property fluctuate in the future.
How long will a free market appraisal take to complete and do you need to physically inspect our property?
A normal appraisal inspection can take anywhere between 10 -30 minutes for a typical appraisal only, however a selling appraisal may take between 30-90 minutes to best cover the full selling process from start to finish. In these circumstances we will often use the initial appointment to gather information about you and your property and the second ‘follow up’ appointment will be made to run through the full selling process, once a tailored marketing campaign has been created.
Appointments are usually carried out between Monday – Friday (8am to 8pm) – Saturday appointments are also available, however due to open home and Auction commitments these may vary from week to week. Note; we will do our best to accommodate a day and time outside of these times…
A desktop appraisal can be supplied as a last resort, however in this circumstance and due to the fact that we are not able to physically inspect the property we will only be able to offer a basic overview of the property and its prospective market.
Is there anything else that I can supply the agent with, either at or before my appointment?
If you have any documentation from when you purchased or built the property this would be appreciated. These items may include the approved plans, surveys, sewage diagrams, strata plan etc…
