Presentation

Having your home well presented to the market can make a huge difference to the eventual sale price you achieve. This usually doesn’t require a lot of money or effort to make your home more appealing to buyers. Some examples are;

  • Check the condition of the floor coverings. Does the carpet need cleaning? Do the floorboards need to be polished?
  • Are there any doors, drawers or windows that are sticking or will not open?
  • Can you smell any animal, cigarette or cooking smells?
  • Check for clutter. Sometimes this can make a room look much smaller than it actually is.
  • A property stylist may be engaged to assist you with enhancing the features of your home.

First impressions are lasting and a good presentation will give you advantages to not only achieve a higher sale price, but to have the property sold quickly.

 

Timing

The expected time required to sell a property, that is accurately priced, will typically vary between two and six weeks. Prior to placing your property on the market, you would need to allow an extra two weeks for the preparation of the property and the marketing material.
